“What Renovations Are Going to Get Me The Biggest Bang For My Buck?”
When coaching our clients on how to prepare their home to go on the market we always spend some time talking about updates and renovations. The question inevitably comes up, “What renovations are going to get me the biggest bang for my buck?” Well, let’s talk a minute about what your goal is. Specifically, when you are going to be selling your house, your goal is to maximize your profits. By spending too much, you will decrease your profits, but if you don’t do some updating, you will also lose money at the negotiation table. We recommend looking at the following areas (listed from most important to least).
Before we get started, let’s just say this right up front. YOU ARE NOT DOING THESE UPDATES OR RENOVATIONS FOR YOU! This is not about what you like or what your style is. We want to do the things and put in the items that will appeal to the MOST people possible. Okay, now with that said, let’s move on.
First, let’s look at the front of the house. Curb appeal is huge! I have a conversation with my buyers that if we pull up to a house and they don’t like the neighborhood, or the look of the house and they know they would never purchase this house, we don’t get out. You want people to get out of the car. So, take a look at the front of your house. What do you see? Are the bushes and tree’s trimmed back, is the garage door in good repair, is the front door freshly painted? Spruce it all up and get it looking inviting and better than the neighbor’s yards.
Second, let’s look at the Kitchen. You can spend so much money in the kitchen! Focus on the countertops, the backsplashes, updating the appliances and flooring. Don’t go overboard, you don’t want to have the nicest stuff in the neighborhood, but it does need to be updated.
Next, the flooring. Let’s be honest with ourselves, how does the carpet really look? If you want to do a little updating from the laminate up to tile or from the tile up to the hardwood, that would be great. Again, keep in mind that you don’t want to have the nicest stuff in the neighborhood and you aren’t doing this for you.
Bathrooms! More specifically the Master Bathroom. My favorite update is the shower. At the very least, the shower doors. My next favorite update is the light fixtures and mirrors. Those can be quick, cheap and HIGH IMPACT updates. Then look at the countertops, the bathtub (if there is one) and flooring.
The next place to look, would be the backyard. Especially here in Arizona, we love our backyards. Whether or not you have a pool, make your backyard a place that people want to hang out. Clean it up, de-clutter it, put the yard tools away, make it look like you’re ready to host an outdoor party back there.
If you still want to look at any other areas in your house, the last two things I would consider would be the closet organizing systems and any energy efficiency improvements. By focusing on the first 5 areas, you can really get your house ready to show and impress everyone who comes in to see it! Remember, our goal is to get your house sold at the best price possible to maximize your profits and to get it sold as quickly as possible too!

My husband and I have a rather funny relationship with Valentine's Day. First of all, let me just say that my dad ruined Valentine's Day for any guy that was to come behind him, so really it's not Jason's fault at all! My dad had 4 daughters and he figured out how to make Valentine's Day amazing for us at an early age and so it literally is impossible for anyone to top him. It's so bad that Jason had to post this PSA on FaceBook the other day.
PUBLIC SERVICE ANNOUNCEMENT FOR MEN!! With Valentines day soon approaching I can attest to the fact that a "click" of the mouse to purchase a beautiful bouquet of flowers for your sweetheart is not the same, or as effective, as you personally picking out the exact SAME arrangement of flowers from the local florist and delivering it personally to your adored loved one on said day.
Women stop reading here!! The rest of this is just a waste of your time. Men....keep reading...your happiness may depend on it.
Furthermore, most women (and I think there is a conspiracy here) have caught onto the fact that floral websites will store your information and remind you of the upcoming dreaded (a.k.a venerated) Valentines' holiday (Is it really a holiday?) and allow you to purchase overpriced flowers with a single click. While this makes your life very simple (Who doesn't like one-click?) unfortunately it sends the wrong message to your lady.

So, with all that in mind, I found a great article online that got me thinking about Valentines Day that is right around the corner. I thought I'd share with you some great ideas for making your Valentines Day a special one regardless of your "relationship status"!
9 Ways to Wow Loved Ones
Couples aren't the only ones challenged to find the perfect Valentine's Day gift. Here are a few low-cost (or no cost) ideas for all the Valentines in your life:
For couples. Write a handwritten letter to express everything you feel about having that special someone in your life. Mention specific things you rarely say aloud.
For friends. Host a marathon of your favorite TV show or movie genre with four or five of your friends. Prerecord shows on TV, stream movies or watch a set of DVDs you already own.
For kids away at school. They may act like they're "fine," but they still miss you and the comforts of home. So send an invitation (or reservation) to their favorite home-cooked meal served "on request" over their next school break.
For elderly relatives or neighbors. Seniors can sometimes feel isolated. Give them a coupon for free housekeeping, a movie night with all the snacks included, or an unscheduled "anytime visit" to make them feel cared for.
For younger kids (or big kids at heart!). Build a fort out of cushions and sheets in the living room (or pitch a small tent if you have one). Then spend the evening playing cards or board games or streaming movies.
For teens. You remember how it was. Even teenagers need a break sometimes. Why not offer to do their chores for one day but still pay their full allowance!
For groups. Plan and cook a fun meal together. If you split the cost and the prep, you'll enjoy an inexpensive treat requiring less stress than eating out on a busy holiday.
For people in need. Lots of people find themselves alone at all times of the year, so if you're free, try volunteering at a local soup kitchen or retirement village, which may need help hosting Valentine's Day activities. Or spend a night clearing storage spaces around the house for donating.
For loved ones far, far away. We've all got someone special who we haven't seen in a while because they don't live nearby. Send your long-distance loves an invitation to an uninterrupted 20-minute Skype or FaceTime call.

Communicating with your Realtor
Communicating with your Realtor is usually described in one of two ways, either easy and effortless or like pulling out teeth and horrible. We thought we would share a few ideas about communicating with your Realtor today. First we will talk about what you should expect when communicating with your Realtor and then we will give you a few ideas of how you can help make the experience of communicating with your Realtor an even better one.
The horror stories we have heard from our friends and clients about their experiences in working with other realtors usually stems from a grave lack of communication. I remember one client that came to us after having tried to sell their beautiful home with a friend Realtor of theirs. They had moved out of state for a career opportunity and had left the sale of their home in the hand of this Realtor. The Realtor placed the house on the market and then essentially fell off the face of the earth. After months (and I mean a lot of months) this seller was referred to us. We were originally asked to go over and give our opinion of the price of the house and see if we had any thoughts on why the house wasn’t selling. We gladly went over and looked at the house, ran our numbers and waited for the call from the listing agent to ask for our feedback. It never came!
As a seller, you have the right to expect that your listing agent is following up on EVERY SINGLE showing of your property. You then have the right to expect a full report of the showings and the feedback from those agents and buyers who visited your house. In our business model, this report happens at least weekly! You should also expect a method of communication that is suited to your style. If you prefer to text, your agent should be willing to accommodate that. If you would rather have an email so that you can go back and refer to it or if you do better talking on the phone, each way is acceptable and your Realtor should be willing to communicate with you in the way you feel most comfortable with. In our business model we like to at the very least use email so that everyone has something to go back and reference should they need. Usually we will call or text (if it is desired) and then we follow up that conversation with an email to recap everything.
So, what can you do to help your Realtor better communicate with you. Help your realtor set up proper expectations in regards to communicating with you. If they don’t ask how you would like to be communicated with or how often you would like to hear from them, tell them. If they are not meeting your expectations, talk to them directly about it so that they have an opportunity to correct it for both of you. Ask them what their communication plan usually looks like so that they can explain to you how they typically work and why they choose to do it that way. Be available to communicate with and if you are planning any trips or times when you won’t be available yourself just let them know so they can plan for that. And finally, if it’s just not working, fire them and find someone who will communicate with you properly.
Buying and selling real estate can be a complicated process and you want someone who will help walk you through that process and help you understand what you are doing. This cannot be accomplished without good communication. Ultimately communicating with your Realtor is vitally important and if everyone is working on it all parties should walk away feeling confident in all the decisions that were made and the end result of the transaction.
